Boyer Healthcare Properties

When any owner looks for a real estate development partner, they want to work with an organization that is focused on providing quality development, construction and property management services. In the healthcare space, one of the more accomplished potential partners is Boyer Healthcare Properties, which has developed more than 3.7 million square feet of medical office and research space.

Boyer Healthcare Properties is part of The Boyer Company, which was founded in 1972 and is among the largest commercial real estate development companies between the Rocky Mountains and the Cascades and Sierra Nevada. Serving as the organization’s medical and life sciences arm, Boyer Healthcare Properties has been in existence since 1978. The company has served clients from around the United States and is one of the country’s top full-service healthcare developers.

Ability to serve

Indeed, Boyer Healthcare Properties has worked on myriad medical and life sciences projects in many locations over the past few decades. The company has worked on projects everywhere from Alaska, Arizona, California, Colorado, Idaho, Kansas, Louisiana and Michigan to Missouri, Nebraska, Nevada, Ohio, Pennsylvania, Texas, Utah and Wyoming.

Clients working with Boyer Healthcare Properties have access to an organization that understands all aspects of commercial real estate development. This is because The Boyer Company has developed more than 30 million square feet of projects spanning nearly four decades. In addition to medical and life science projects, the company’s experience extends into office buildings, shopping centers, residential developments, hotels, apartments and special-use facilities.

Not only does the company understand development, it also understands construction and property management. On the property management side, The Boyer Company manages nearly 15 million square feet of office, industrial, retail and residential property.

The BoyerCM construction management piece of the company offers project development and construction management services. BoyerCM’s services include project programming and planning; site selection and entitlements; coordination, integration and management of design; LEED guidance; budgets, cost models and lifecycle costs; critical path scheduling; qualifying contractors, subcontractors and suppliers; bidding, final cost negotiations, contracts and contract award; pre-construction consulting; comprehensive construction management; building commissioning; post-construction services; warranty period management; tenant improvement; and FF&E (furniture, fixtures and equipment) procurement.

Project expertise

Among its project highlights are the Arizona Orthopedic Surgical Hospital, the Huntsman Cancer Institute and medical office buildings in San Jose, Mesa, Ariz., and Independence, Mo. Located on West Warner Road in Chandler, Ariz., Arizona Orthopedic Surgical Hospital is an 88,000-square-foot, $17.6-million project. Boyer worked with United Surgical Partners and Catholic Healthcare West on the property, which is a single-story facility that includes a surgical hospital and 40,000 square feet of office space next to the hospital.

As for the Huntsman Cancer Institute in Salt Lake City, the 217,000-square-foot, $43.4-million project is located at the University of Utah. It is a six-story facility dedicated to research and clinical and informational services. The institute includes a Cancer Learning Center, a Patient Care Center, three research and laboratory floors, a restaurant, a 300-seat auditorium, a multimedia room, a library and an educational exhibit. Boyer’s responsibilities on this project included development, project management, design, budgets, construction and scheduling.

The medical office building project in San Jose took place on Jose Figueres Avenue next to HCA’s Regional Medical Center of San Jose. Checking in at 122,000 square feet and with a price tag of more than $24 million, the building served hospital needs and provided condominium ownership opportunities for physicians.

A smaller project, the Mountain Vista medical office building in Mesa served the Mountain Vista Medical Center. It was a 97,555-square-foot project that cost approximately $17.5 million and supported multispecialty clinics with orthopedic, family practice, ENT, dialysis and other surgical specialties.

The largest of these three noteworthy medical office buildings was the Centerpoint medical office building in Independence. At 201,000 square feet and $30 million, it was part of HCA’s largest approved hospital project, the Centerpoint Medical Center. The building was completed a year ahead of the hospital’s completion, which assisted with physician relocation efforts.

Other research projects in Utah include the Myriad Genetics Corporate Campus, a 311,000-square-foot, $72 million five-building research and office campus in Salt Lake City’s Research Park. Another project in Research Park is the ARUP Corporate Campus, a 419,000-square-foot, $83.8 million facility housing the headquarters of ARUP Laboratories.

Colorado and Arizona are other states where Boyer worked on many different projects. In Colorado, Boyer’s projects include the Black Canyon Surgical Center in Montrose. The 20,000-square-foot, $4 million project was completed in 2006. Black Canyon Surgical Center includes an ambulatory surgical center with two medical office building spaces. Additional projects in Arizona include the Tri-City Surgical Center in Prescott, a 12,000-square-foot, $2.4 million one-story outpatient ambulatory surgical center.

Clearly, Boyer has no problem working outside of its home state of Utah. Projects such as the Great Lake Surgical Center in Michigan, the Hastings Surgical Center in Nebraska, the Kansas City Imaging Center in Kansas, the Ouachita Surgical Hospital in Louisiana and the Surgical Institute of Reading in Pennsylvania have all brought the company’s expertise into many different geographic markets.

Overall, the company is committed to providing the best possible development, construction and property management services to clients, whatever their needs may be. Its internal teams are experienced with the industries they serve, and the company makes an ongoing effort to expand its own knowledge and technology for the benefit of its current and future clients.
